Using predictive maintenance and automated controls on a scalable platform, Quext has transformed the way that it manages property operations.

Opportunity | Searching for a smarter HVAC IoT solution

As Quext expanded the rollout of its smart thermostats across multifamily communities nationwide, the company identified an opportunity to further optimize energy efficiency and climate control. Traditional consumer thermostats weren’t built for the operational complexity of multifamily environments, where centralized oversight, dynamic temperature insights, and building-wide automation are essential. Without predictive controls and granular visibility, HVAC systems could operate less efficiently than desired, leading to unnecessary energy spend and less responsive maintenance cycles. Quext saw the potential to enhance both resident comfort and operational performance by evolving its HVAC IoT strategy to match the scale and uniqueness of professionally managed properties.

At the same time, Quext’s rapid growth brought a significant increase in internet of things (IoT) device data across diverse building types, climates, and regional conditions. Rather than treating this as a challenge, Quext viewed it as an opportunity to elevate its platform with more unified, scalable, and intelligent data management. The company sought a solution that would integrate seamlessly with existing property technologies while adapting to varying operational environments. By strengthening its data architecture and centralizing insights, Quext aimed to support continued expansion, drive greater efficiency for onsite teams, and deliver an even more consistent and high-quality experience for residents and operators alike.

Solution | Delivering an AWS-powered solution with Klika Tech

Quext worked with Klika Tech to develop an intelligent HVAC management system using comprehensive IoT and AI solutions on AWS. The architecture included thousands of IoT smart thermostats that are connected through long-range wide area networks (LoRaWANs), using AWS IoT Core to easily and securely connect the devices to the cloud.

The solution uses Amazon Kinesis to ingest, buffer, and process streaming data. This data is stored in Amazon Simple Storage Service (Amazon S3), an object storage service, and Amazon DynamoDB, a serverless, fully managed, distributed NoSQL database, for use in both real-time operations and long-term analysis. Sophisticated neural network models that were developed in Amazon SageMaker AI using fully managed infrastructure, tools, and workflows incorporated weather forecasts, building characteristics, usage patterns, and other variables to optimize temperature control.

The HVAC management system also uses AWS Lambda—a service for users to run code without thinking about servers or clusters—for serverless computation and near real-time control adjustments, while Amazon Quick Sight delivered AI-powered business intelligence through interactive dashboards for property managers. Quext implemented advanced security using encryption on AWS Key Management Service (AWS KMS) to create and control keys and AWS Identity and Access Management (AWS IAM) to securely manage identities.

Outcome | Reducing energy consumption by 26 percent

Since implementing the solution, Quext has experienced transformative results. By optimizing HVAC operations, the company decreased its energy consumption by 26 percent and resident lockouts were reduced to zero. The solution’s predictive maintenance capabilities have reduced unplanned downtime and maintenance costs, resulting in a 40 percent decrease in HVAC-related maintenance requests.

Property managers now have unprecedented visibility into HVAC performance through real-time dashboards, and the solution can seamlessly scale to handle Quext’s growth while maintaining low latency. Most importantly, resident satisfaction has increased due to more consistent comfort levels and fewer system issues.
