Voluntary Lien Status on US Properties (Eval)
Nationwide property data for over 152 million parcels with up to four ‘open’ voluntary (mortgage) liens and corresponding lien detail is available with CoreLogic’s Voluntary Lien Status. Voluntary Lien Status delivers a full set of properties which includes owner, owner mailing, location, geospatial details and tax exemption along with comprehensive elements for ‘open’ voluntary (mortgage) liens on the property.
Voluntary Lien Status leverages CoreLogic’s proprietary logic to determine which recorded mortgages are open and their corresponding lien position. The data is used to gain knowledge on property equity and on as many as four ‘open’, voluntary (mortgage) liens on a single record.
Open Lien variables include purchase price and estimated loan to value (LTV), mortgage type, mortgage purpose, mortgage recording date, mortgage interest rate (includes assumptive rates), mortgage term and mortgage modification details. Lender information is included which could be either originating lender or current lender if the mortgage has been assigned to another lender. Open, ARM (adjustable rate mortgage) details are also delivered, if applicable.
Property AVM data is optionally available which shows AVM value, confidence score, AVM high and AVM low value. Voluntary Lien Status is typically delivered as a time series, for a specific geography or nationwide or specific property types (residential, non-residential/commercial or both). Once the initial baseline is delivered, updates can be provided as a replacement universe for each fulfillment period (usually monthly).
Clients use their most recent delivery universe to get up to date details on as many as four ‘open’ voluntary (mortgage) liens. Voluntary Lien Status delivers all properties for the defined universe, whether there are any open liens against the property or not. CoreLogic maintains property data for over 99.9% of parcels nationwide.
